Minor renovation work under $30,000 is typically exempt from building consent — this includes kitchen and bathroom renovations where you’re not altering the existing layout. No walls moved, no plumbing relocated, no structural changes — no consent required.

Once work exceeds $30,000 or involves structural changes, layout alterations, plumbing rerouting or extensions — a building consent is required from Auckland Council.

Building consent fees based on Auckland Council 2025–2026 schedule:
- Project value $100,000–$499,999: council deposit $5,398
- Project value $500,000–$999,999: council deposit $7,664

Additional levies apply — MBIE levy at $1.75 per $1,000, accreditation levy at $0.56 per $1,000 and building research levy at 0.1% of project value. A Code Compliance Certificate base fee of $700 is required on completion.

Architectural design drawings for a renovation or extension are typically $8,000. Complex Builders manages all design, engineering and consent applications as Licensed Building Practitioners.

Once work involves structural changes, layout alterations, plumbing rerouting, extensions or exceeds $30,000 in value, a building consent from Auckland Council is required. We assess this during your free consultation and manage the consent process if needed.

A straightforward single-storey extension typically takes 3–5 months from consent approval to completion. More complex work including house raising, second storey additions or full home renovations can take 6–12 months. We provide a realistic timeline upfront — not an optimistic one that sets you up for disappointment.
